Last Friday (7), new guidelines came into effect for the Minha Casa, Minha Vida (MCMV) program. Accordingly, Caixa Econômica Federal, in charge of the housing project, aims to expand mortgage financing for the population, simplifying the purchase of new properties.

As a result, the recent rules include an increase in the maximum property value eligible for financing, a higher subsidy and lower interest rates. These changes have been well received by the real estate market, especially by construction companies, which see a unique opportunity to revitalize the sector.

  • Bracket 3 – between R$ 4.400,00 and R$ 8 thousand: the maximum property value is R$ 350 thousand throughout the country. Previously, it was R$ 264 thousand.

Furthermore, the subsidy, the portion of the property covered by the government, was adjusted. Thus, the maximum amount rose from R$ 47,500.00 to R$ 55,000, an amount that varies according to family income.

Finally, the interest rate for the housing program may range from 4% to 8.16%. This will depend on the bracket the person falls into and the property's location.

Real estate market celebrates new guidelines

The Governing Council of the Severance Indemnity Fund (CCFGTS) sponsored the update to Minha Casa, Minha Vida. The real estate industry approved it, arguing that the changes benefit families aspiring to own their own homes.

Industry experts also believe that the new guidelines encourage the creation of jobs and income, as well as tax collection, benefiting the entire Brazilian population. Thus, the sector is optimistic about sales growth, given that the housing program facilitates homeownership with lower interest rates and other benefits.
