For those who wish to own a property, the federal program Minha Casa Minha Vida brings excellent news. On Thursday (13/07), President Luiz Inácio Lula da Silva (PT) sanctioned the law that reinstates the housing program in his new term.
Fundamentally, Minha Casa Minha Vida aims to facilitate access to home ownership by offering several financing options. At the Planalto Palace, at 11 am, the launch of the new program took place.
Several authorities, including the Minister of Cities, were present at the event. The Minha Casa Minha Vida program targets families with a monthly income of up to R$1,400,000 in urban areas across the country and R$1,400,000 per year for rural residents. This will enable these people to acquire their own home.

It is worth noting that the Chamber of Deputies approved the text in June, incorporating some proposed changes. One of these changes allows the use of FGTS resources in various federal projects.

Initially, the FGTS funds will be used in different ways, such as public lighting, basic sanitation, public roads and rainwater drainage projects. It is estimated that the housing program will use 5% of its resources to resume stalled works.

These funds will also be used to renovate properties that are currently unoccupied. In addition, construction of properties is expected in smaller cities with up to 50,000 inhabitants in various regions of the country. Another significant change is the 50% discount for those who registered with CadÚnico.
CadÚnico is a federal government registry for beneficiaries of social programs. With the approval of the law, Caixa Econômica Federal will no longer be the sole institution responsible for all Minha Casa Minha Vida operations.
Now, private banks, digital institutions and credit unions will also have the opportunity to participate in the housing program. To do so, they must provide information about the transfers to the Ministry of Cities, identifying the recipients of the credit.

In 2009, the federal government launched the Minha Casa Minha Vida program. During the administration of Jair Bolsonaro (PL), the program was replaced by Casa Verde Amarela. However, with the inauguration of President Lula, the program was resurfaced with some modifications, aiming to benefit low-income families.
In essence, the government is seeking to expand the income limit for beneficiaries of the new housing program. The expectation is that the program will be able to serve middle-class families with a monthly income between R$10,000 and R$12,000.

One of the most notable features of the new Minha Casa Minha Vida program is the beneficiaries of Faixa 1, families with a monthly income of up to R$$2.6 thousand. Basically, the government will use resources from the Residential Leasing Fund (FAR). The subsidy ranges from R$$130 thousand to R$$170 thousand.
Families with an income of up to R$1,320, the current minimum wage, will be able to finance their homes in up to 60 months, with installments of up to R$10% of their monthly income, or R$$80. In short, those who participate in the program and have an income between R$1,320 and R$$2,640 can commit up to R$15% of their income.
Low-income families
As mentioned earlier, the federal government's housing program will focus its efforts on low-income families. It is expected that 50% of the financed units will be for Band 1. The Ministry of Cities offers the possibility of acquiring a used urban home and includes homeless citizens.
Finally, the ministry states that the properties in the new Minha Casa Minha Vida program will be located near shops, services and public facilities. Thus, families participating in the program will have several benefits, such as proximity to improved infrastructure.
