This Tuesday (26), the Management Council of the Severance Indemnity Fund (FGTS) approved the use of FGTS Futuro by low-income families wishing to purchase their own home. Thus, this option will help formally employed workers increase their family income capacity when financing a property.

Therefore, anyone who chooses to use FGTS Futuro will have to sign two contracts, one in the traditional format for housing financing and the other covering the portion of FGTS they would receive. The resolution will be published later this week in the Official Gazette of the Union, providing more details about the option.

Who will be able to use FGTS Futuro to purchase their own home

Therefore, FGTS Futuro for purchasing a home may be used by families in Tier 1 of the Minha Casa, Minha Vida program, whose monthly income is up to R$ 2,640. Thus, if a family has a monthly income of R$ 2,000, for example, the property financing will occur as follows:

  • Bank financing: R$ 100,000;
  • Addition of R$ 10,000 from FGTS Futuro – payment over up to 10 years;
  • Extra FGTS benefit: 3,000;
  • Property value: R$ 140 thousand.

According to the Ministry of Cities, around 43 thousand families may be able to access property purchases through FGTS Futuro.

What if I get fired?

In view of this, in the event of dismissal without just cause, the worker will not be able to withdraw the FGTS Futuro allocated to financing the property. However, they will be able to withdraw the 40% severance fine. In addition, the worker may negotiate the payment method with CAIXA Econômica Federal.

Furthermore, in the event of unemployment, they may request suspension of installment payments for up to six months. Finally, it is worth remembering that it is also possible to use FGTS to make a down payment on housing financing.
