Previously, the rule for those classified in benefit tier 1 required the family to pay a reduced percentage of the total value of the financed property. This applied to families with a gross monthly income of up to R$ 2,640.
In certain cases, the Federal Government covered up to 95% of the amount through subsidies, leaving the family to pay off the remaining 5%.
Now, Caixa Econômica Federal, responsible for implementing the initiative, must adapt to the new rules within 30 days.
“After this period, payments for existing contracts covered by the exemption rules will be suspended,” emphasized the Ministry of Cities.
At the beginning of the year, Minister Jader Filho revealed that possibilities for exempting Bolsa Família and BPC beneficiaries from payment were being analyzed.
Additional Government Changes
In addition to the exemption for Bolsa Família and BPC beneficiaries, the new rule also reduces the number of installments for settling the contract from 120 to 60 months for units acquired through the National Urban Housing Program (PNHU).
Additionally, the ordinance established a maximum monthly installment amount for families purchasing properties through Minha Casa, Minha Vida, using resources from FAR, FDS and PNHR.
For families with a gross income of up to R$ 1,320, the monthly installment will be 10% of the family income, with a minimum installment of R$ 80; For those with a gross income from R$ 1,320.01 to R$ 4,400, it will be 15% of the family income, with R$ 66 deducted from the amount.
Finally, it is crucial to note that, in cases of late payment, the interest rate applied will be 1% per month.
